What Is Being Proposed?
The applicant is seeking to redevelop the entire 9-hole Mesquite Golf Course (71.8 acres)—located both north and south of Greenway Road, extending from the resort south to Acoma Drive between 66th and 69th Streets—into new residential housing.
Their request would change the current land designation from “Parks/Open Space – Privately Owned” to two new residential zoning districts: DU1 and DU2.
This development would cover 80% of the current golf course leaving only 20% open space.
North Side Proposal (16.16 acres – Adjacent to Kierland Greens)
Proposed zoning: DU1 (higher-density attached housing such as townhomes, condos, or apartments)
Buildings would be four stories tall, up to 54 feet, with rooftop decks extending above that height.

South Side Proposal (55.64 acres – South of Greenway to Acoma Drive)
Proposed zoning: DU2 (“Traditional Lots”)
Could include a mix of 2-3 story townhomes, patio homes, duplex-style units, and single-family homes.
(The narrative states: “This PUD does not prescribe home products or locations, so as to provide flexibility for the development to adjust to market conditions.”)
Building heights would range from 35–45 feet, with rooftop decks extending above that height.
